Payments & Tenant Responsibilities
What payment methods do you accept for rent?
We accept bank transfers through ACH, as well as debit and credit card payments through the AppFolio resident portal or app. There are no processing fees when you pay using a bank account.
Can I pay my rent online?
Yes, all rent and related charges should be paid through the AppFolio portal or app. Payments made outside the system may include a $35 administrative fee.
Is there an option for automatic rent payments?
Yes, you can set up automatic payments through the AppFolio portal. Just choose your payment method and preferred payment date during setup.
Can I pay rent in person at your office?
Rent payments are handled through AppFolio. If you need to pay outside the portal, a $35 processing fee may apply.
Are partial rent payments accepted?
Partial payments may be accepted, but they are applied to any past due balance first. Any remaining balance may still result in late fees.
When is rent due each month?
Rent is due on the first day of each month.
Is there a grace period for late rent payments?
Yes, there is a five-day grace period. After that, late fees will apply.
What happens if I miss a rent payment?
Late fees will be applied, and continued nonpayment may lead to further action, including legal proceedings.
How much are late fees?
After the five-day grace period, a late fee of 10 percent of the outstanding balance is charged. Returned payments also include a $50 fee.
Do you charge convenience fees for online payments?
There are no fees when paying by bank account. Fees for other payment methods are set by the payment processor and are the resident’s responsibility.
Will I be charged for maintenance-related damages?
Yes, if damage is caused by misuse or negligence, including by guests, you will be responsible for the repair or replacement costs.
What are my responsibilities as a tenant?
Tenants are expected to pay rent on time, keep the property clean, and respect neighbors and the community. For full details, please refer to your lease agreement.
Do I need to transfer utilities into my name before move-in?
Yes, utilities must be set up in your name starting on your lease date and maintained throughout your tenancy.
Is renters insurance required?
Yes, renters insurance is required. If proof is not provided before move-in, you may be enrolled in a liability coverage plan that meets the minimum requirement of $100,000. This does not cover personal belongings.
What does renters insurance typically cover?
Standard coverage includes liability protection. Coverage for personal belongings can be added through your provider or purchased separately.
What should I do if I accidentally damage something in the property?
Please report the issue to our office as soon as possible and provide photos if you can. Repairs will be arranged, and you may be responsible for costs beyond normal wear and tear.
Are there rules about noise or disturbances?
Yes, residents must follow local noise regulations and avoid disturbing others. Repeated issues may result in fines or lease enforcement.
What are the policies regarding guests or long-term visitors?
Short-term guests are allowed. If someone stays for more than seven consecutive days or more than fifteen days in a month, they may be considered an occupant and must be approved. Unauthorized occupants may result in fees or lease action.
Can I sublease or rent out part of the property?
Subleasing or assigning the unit is not allowed without written approval. Approved arrangements may include additional fees.
Are there rules about trash disposal and cleanliness?
Yes, residents are expected to keep the property clean and dispose of trash properly. Failure to follow these guidelines may result in charges.
What happens if I violate the lease terms?
Lease violations may result in fees, repair charges, or further action depending on the situation. Continued violations can lead to legal action, including possible eviction.
