How does your application screening policy work?

We review every application using the same fair and consistent process. This includes checking your identity, income and employment, credit, rental history, and background. Most applications are completed within one to two business days.

We look at the full picture, so strength in one area can help balance another. Typically, we look for income around three times the rent, along with a solid rental and credit history.

We may also consider things like landlord references, number of occupants, and overall application details. All applications are reviewed in line with fair housing laws to ensure everyone is treated equally.

Yes, you can submit applications for multiple properties.

No, you are not required to view the property first. However, we strongly recommend scheduling an in-person or virtual tour before applying.

You will need a valid ID, Social Security Number, current and previous addresses, employment details, recent pay stubs or bank statements, landlord references, an emergency contact, and pet information if applicable. You will also need to consent to credit and background checks.

Yes, the entire application process, including disclosures and screening, is completed online.

Yes, there is a $50 application and screening fee. This fee is non-refundable.

Once your application is approved, a holding deposit equal to one month’s rent is required to reserve the property for up to 30 days.

Move-in costs typically include the first month’s rent, a security deposit, and any applicable pet fees or monthly pet rent. Additional administrative or move-in fees may also apply depending on the property.
