How much is the security deposit?
The security deposit is usually equal to one month’s rent, though higher amounts may apply in certain situations. If you are a current resident, please refer to your lease for the exact amount. If you are applying, you can check the property listing for details.
Is the security deposit refundable?
Yes, the security deposit is refundable, minus any applicable deductions such as unpaid rent, cleaning, or damages beyond normal wear and tear. Any remaining balance is returned within 30 days after move-out.
What can cause deductions from my deposit?
Deductions may include unpaid rent or fees, damages beyond normal wear and tear, missing items, excessive cleaning, lock or garage opener replacements, unpaid utilities, or other charges outlined in your lease.
How much notice do I need to give before moving out?
Most leases require at least 30 days’ notice. Early termination may result in additional charges, so it’s best to review your lease for specific requirements.
How do I submit my notice to vacate?
You can submit your notice through the AppFolio app or resident portal.
What are the requirements before moving out?
Before moving out, you should clean the unit, remove all personal belongings, repair any damages you caused, return keys or access devices, transfer or cancel utilities as required, and provide a forwarding address.
Will I be charged for cleaning or repairs?
A standard cleaning fee of $250 is charged, with additional cleaning costs applied if needed. Any repairs beyond normal wear and tear may be deducted from your deposit or billed to you.
What is considered normal wear and tear?
Normal wear and tear includes minor scuffs, light carpet wear, and fading from sunlight. Damage such as large stains, holes, broken fixtures, burns, or pet damage is not considered normal.
What happens if I owe additional charges after move-out?
You will receive an invoice for any remaining balance. If the balance is not paid, it may be sent to collections and could affect future rental references.
